Founder, HandoffGrid · 20+ Years in Physical Security
Built by a physical security operator who spent two decades on both the owner side and the integrator side of deployments, turnover, and closeout. HandoffGrid exists to fix the same end-of-project breakdowns that kept showing up across real jobs.
Background
Eric has spent more than two decades working in physical security on both sides of the business: accepting turnover as the owner-side stakeholder and delivering projects on the vendor and integrator side. That meant evaluating vendors, overseeing deployments, managing closeout, and seeing firsthand where documentation and handoff usually break down.
Across corporate campuses, government facilities, healthcare systems, higher education, commercial real estate, multi-site hospitality and retail, and critical infrastructure, the project environments changed but the closeout pain stayed the same: missing device records, incomplete documentation, lingering punch items, and turnover packages rebuilt from scattered files at the end.
"After twenty years of accepting turnover packages that were incomplete, I stopped waiting for someone else to build a better solution. I built it."
Eric Hilerio, Founder, HandoffGridThe Problem That Built HandoffGrid
The final stage of a physical security project, whether teams call it closeout or turnover, is where accountability often breaks down. Installed devices go undocumented, field photos never make it into the record, punch items stretch longer than they should, and the customer package becomes a best-effort assembly instead of a controlled deliverable.
The problem is usually not effort. It is tool fit. General-purpose PM software, spreadsheets, email threads, and personal photo libraries were never designed for physical security closeout, so teams end up forcing the last mile of the project through systems that were built for something else.
Why HandoffGrid
HandoffGrid was founded on a simple conviction: physical security teams deserve purpose-built software for closeout, not adapted workflows borrowed from tools built for other industries.
The product is designed around the actual handoff chain: field crews capturing proof, PMs tracking blockers, integrators delivering cleaner turnover, and owner-side teams receiving a package they can trust.
This is not software designed from a distance. It comes from lived operating experience across years of deployments, turnover reviews, and post-handoff cleanup. HandoffGrid is now live and being refined with practical feedback from the teams who do this work for real.
